Breakfast or no breakfast, your call. The room-only model works well as a semi-hands-off operation for anyone who wants the income without being tied to the kitchen at 7am. Equally, an operator wanting to add breakfast service has an obvious rate uplift available.
The harbour gate. The rear courtyard offers guest seating and kayak storage, with a private gate opening directly onto the harbourside. Weymouth is one of the UK's premier watersports destinations, and guests can carry a paddleboard out of the back gate and be on the water in under a minute. Few guest houses anywhere on this coast can say that.
WHY WEYMOUTH WORKS
This is not a six-weeks-of-summer seaside town. The beach and Georgian seafront carry the peak season, while the harbour, Nothe Fort, the Jurassic Coast and a year-round events calendar keep visitors coming through the shoulder months and winter weekends. From the Seacrest's front door it is a short, flat walk to the harbourside restaurants, the old town and the railway station. The location does the marketing for you.

We are advised the property is held on a rolling full repairing and insuring lease with Dorset Council at a rental of £14,750 per annum.
