Seeing the Potential: Why Some Homes Need a Different Perspective
When people walk into a property, they often make a decision within seconds.
They might notice the size of the room, the décor, the furniture, the colour of the walls or whether the house feels “right” for them. But sometimes, the things that put buyers off are simply things that can be changed.
A home doesn’t always need a complete renovation, a huge budget or a total transformation. Sometimes it just needs someone to see what it could become.
Looking at a home from every angle
One of the things I love about property is being able to look at a home from different perspectives, as a buyer, a seller, a renovator and an estate agent.
Each viewpoint tells you something different.
As a buyer, I think about how someone will feel when they walk through the door. What will they notice first? What features make them stop and imagine themselves living there?
As a renovator, I naturally start thinking about possibilities. Could the layout work better? Is there a hidden feature that isn’t being shown off? Could a room feel completely different with a few simple changes?
As an estate agent, I look at how we can present and market those features so buyers understand the value and potential of the home.
I also have an art based degree, so I’ve always had a strong interest in space, design, balance and how things are presented. For me, a home is not just about four walls, it’s about how those spaces feel.
Staging doesn’t have to mean spending a fortune
There’s a common misconception that preparing a home for sale means spending thousands on new furniture, decorating or major improvements.
It doesn’t.
Often, the biggest changes come from the smallest adjustments:
- Moving furniture to improve the flow of a room
- Making better use of natural light
- Removing distractions so key features stand out
- Creating a sense of space
- Highlighting original features that may have been overlooked
- Helping buyers understand how a room could work for them
Sometimes a room doesn’t need anything new. It just needs to be looked at differently.
Helping buyers see beyond what’s there today
Some of the best homes are not always the ones that look perfect in photographs. Sometimes they are the homes with character, charm and potential, the ones where you can add your own personality and create something unique.
A dated kitchen, an unusual layout or tired décor doesn’t always mean a property isn’t right. The question is: can you see what it could become?
Of course, buyers should always consider practical things such as budget, location and whether the property works for their lifestyle. But sometimes looking beyond the surface can uncover a home that others may have overlooked.
My approach
When I meet homeowners, my aim is not to tell them they need to spend a fortune before selling.
My role is to guide, advise and help them make the most of what they already have.
Sometimes that means a few simple tweaks before photography. Sometimes it means helping someone understand where to invest their time and money. Sometimes it’s just offering another pair of eyes and an honest opinion.
Every home has a story. The key is making sure buyers get the chance to see it.
Because the best properties are not always the ones that are perfect.
They are often the ones where someone can see the potential.
